Survey Checklist for Real Estate Agents

When you receive a copy of a survey for a property you’re about to list or your client is looking to buy, do you know what details to look for to make sure it is free of an encumbrances that may create problems in the future?

Our friends at McClung Surveying created a quick reference guide to assist when reviewing a survey.

  1. Check for Property Line Encroachments (i.e. drives, fences, decks, walls, sheds, firepits, playsets, wells, and yes even a house or pool could be over the property line.
  2. Check for Building Setback Line Encroachments
  3. Check for Utility Easements that may affect future or proposed construction.
  4. Check for Flood Zones – if it’s not on the survey, find out why by visiting
  5. Check for State and County Buffers – creeks and ditches, on or near the property.
