Thank you for trusting our firm to handle your upcoming closing. To ensure a smooth transaction, we have composed a closing checklist that we hope you will find helpful. Please feel free to contact us directly if you have any further questions or concerns.
Prior to Closing
Complete and submit electronically your Seller Information Sheet.
We will send you an email with a link to our secure portal where you can login and safely provide your personal information electronically.
Withholding – If you are NOT a Georgia Resident, U.S. Citizen or Resident Alien, please be aware that you may be subject to both State and Federal Withholding and these funds will be collected at the time of closing.
Wiring Instructions – If you are bringing money to closing, login to our secure portal and download our wiring instructions.
Our wiring instructions will never be sent via email. We will send you a link to log into our secure portal to download our wiring instructions.
Please send your wire at least one (1) day in advance of closing to avoid any delays.
Inform Us – If there are any specific circumstances that you think our firm should be aware of, please let us know in advance.
Identification – Each Seller must bring a valid, unexpired government issued form of identification.
Tax ID Number – You will need to provide your SSN, EIN or ITIN if you have not previously provided this information to us. We must have your tax id number in order to close.
Your Bank’s Wiring Instructions – Your Bank’s Wiring Instructions – If you want our firm to wire your closing funds, verify with your bank its ABA Routing and your Account Number. The routing number on your check is not always the same for wires.
For fraud purposes, we will not accept wire instructions via email or facsimile. You must complete the outgoing wire form at closing.
Original Documents – If applicable, bring original documents, such as a Power of Attorney. We will need the original in order to close.
Escrow Refund – If there are funds in your escrow account, expect a refund directly from your Lender after your loan payoff is received.
Tax Bill -If you receive a property tax bill for the current year, please forward to the Buyer, so it can be paid.
